Often it is necessary to update your home before you put it on the market. However, remodeling can come at a hefty price and the process is complicated and time consuming. But without it, your house will likely not sell at the desired price. Thankfully, there is another way to approach remodeling when you are planning on selling your home.

Unlike projects being crafted for them, when my clients are getting ready to put their house on the market, the number one issue is cost benefit. The goal is to make just the right amount of changes for the least amount of money to make the home look its best. It’s important to remember that you are no longer making decisions based on your tastes. You are looking to make changes that will appeal to the greatest number of people. Making those kinds of decisions is often the most difficult part of the process because your home is such an integral part of life, and it is hard to step back from choosing what you would prefer. An experienced real estate agent and a designer can advise you on which changes to make to your home for the best value. I often start by meeting with the agent. Once we have worked with the clients and settled on a list of improvements, I will start to gather the appropriate materials needed to make those changes.

Kitchens and bathrooms are important areas of your home to consider when you are thinking of selling. Often changes can be as simple as painting your existing cabinets, updating cabinet hardware and lighting, and adding new counter tops if the budget allows.
Flooring is another item. Replacing old carpet and refinishing or replacing damaged hardwoods helps to show your home in the best light. The same rules apply for repainting walls and trim. A fresh coat of paint erases the dents and scratches of daily living, and brings back all the original brightness of a new house.
Quick and Easy Updates
De-cluttering is a relatively easy and essential way to get your house ready to sell. Look at your home with a critical eye and imagine what potential buyers’ first impressions will be. Adding a few new accessories, artwork, pillows or rugs can give a much needed and inexpensive makeover. New bedding and towels are two other things that can make your bedrooms and baths seem fresh and updated.
